How do you determine the price for a hunting lease?

We have 300+ acres in the Jones/Shackelford County area of west Texas.  The wildlife here are amazing; deer, turkey, dove & quail.  We also have an executive home with all amenities situated on this 300+  acres.  This is land that has not been hunted in years.  I am thinking the house and hunting could be leased together, by the season or the day.  My question is, how do I set a price for hunting here.  I need this place to make as much money as possible yet I want to be fair.  I also have no idea how to advertise this.  Any answers would be much appreciated.

I've hunted in that area and you are correct, it is a good area.  I'd say that you probably shouldn't do day leases on 300 acres.  It will be hunted out too quickly.  You can probably make more money doing it that way but by the  end of the season, you will have a lot of disappointed hunters. 

It's hard to come up with an exact price because you can't always judge by what your neighbors are doing and you can price yourself too high.  It's like any other service.  However, it sounds like you have a good place that is definately worth good money, or at least taking a look at.
